Compare the offer records before comparing campaigns
Ask the project owner to confirm the actual unit, status, price, included and excluded fees, payment terms and next permitted action. A label such as off-plan or ready cannot replace that record. Ready does not automatically mean immediately available to occupy; a planned handover date is not an unconditional delivery promise.

| Question | Off-plan offer | Ready-property offer |
|---|---|---|
| What is being shown? | Clearly labelled project plans, renders and current status | Verified unit photos, condition and availability |
| What timing is supported? | Approved expected milestones and their terms | Actual viewing and availability arrangements |
| What does the price include? | Approved price, instalments, fees and conditions | Current unit price, fees and payment conditions |
| What can the buyer do next? | The action permitted for this project stage | The viewing or inquiry actually supported |
Label a render as a render and a current unit as a current unit
Use creative that corresponds to the offer. Identify illustrative imagery and plans so they are not confused with an existing finished unit. Verify that actual photos belong to the advertised unit or clearly identify the representative material. Keep availability and price versions aligned with the receiving sales team.
Do not invent a down-payment percentage, monthly instalment, rental yield or residency benefit to make the ad more compelling. If a claim is central to the offer, obtain its approved supporting record and conditions before publishing it.
Search intent and creative readiness decide the test
For Google, review actual relevant queries and match the page to the offer they describe. A search for immediate availability needs an honest answer about that availability. Do not block all resale or rental terms across every project without reviewing their meaning and the campaign's actual scope.
For Meta and other Platforms, decide which verified part of the offer the creative will explain and where the inquiry will arrive. Off-plan does not automatically require a social-first split, and ready property does not automatically require a search-first split. Allocate a bounded test from relevant demand, assets, cost boundaries and sales capacity.
Make the next step appropriate to the property status
Explain what an inquiry requests and what will happen next. An expression of interest is not automatically a reservation or sale. Offer a supported project-information or viewing route, with contact permission and an owner for follow-up. The form should ask only what serves a defined project or receiving decision.
Keep a visible way to correct errors and confirm actual receipt. A Thank You Page alone is not proof that the CRM created a record, the team contacted the person or a booking occurred.
Compare recorded outcomes instead of assumed buyer types
Define the cohort and review cutoff, then distinguish receipt, contact, agreed project fit, viewing, customer acquisition and collections where observed. Report incomplete follow-up separately and keep contract value, revenue and cash distinct.
If the offer, stock or payment terms change, record that change before comparing the next cohort. This guide establishes no category-wide conversion rate, WhatsApp usage percentage, fixed launch schedule or visa threshold.
