Make the advertised price and availability real
Confirm the unit types, current available inventory, approved price, fees, payment terms and viewing arrangements with the offer owner. If a starting price is used, it must describe an actually supported offer with its conditions; do not invent a low entry price just to attract inquiries.
Price visibility may help a reader understand whether an offer is relevant, but it does not guarantee that unsuitable inquiries disappear. Avoid promising automatic budget protection or a fixed conversion uplift from adding a number to the creative.
Use property evidence the receiving team can explain
Show accurate photos, floor plans and approved location information. Label renders and representative material. Explain the actual viewing option, who responds and what project information can be requested. A private appointment should be a service the team can support, not invented exclusivity.
Do not fabricate scarcity, client endorsements, rental returns or property appreciation. If a development claim is important, identify its supporting record and responsible owner. High production value is not proof of a financial outcome.
Ask for the inquiry, not a wealth dossier
The initial form can establish the property of interest, the question and a preferred contact route. Give each extra field a receiving or follow-up purpose, with an explicit label explaining what is requested. Do not require liquid-capital declarations, account balances or proof-of-wealth documents merely to request project information.
Do not infer a person's wealth or housing eligibility from nationality, employer, devices or lifestyle interests. Later transaction requirements belong to the responsible authorised process. An inquiry form should not make an automatic decision about legal or financial eligibility.

Test the offer and journey rather than an assumed affluent profile
Review relevant property search terms and creative suited to the actual available offer. Verify the current housing-ad requirements and permitted options for the specific Platform and campaign before configuring audiences; do not design a workaround for restrictions.
State what each test is meant to resolve: understanding of the offer, project inquiries or the viewing journey. Keep media spend, creative work and sales service costs distinct. A campaign description such as HNW does not establish that the audience has a particular liquid-asset value.
A costly inquiry still needs an observed outcome
Record receipt, contact, agreed project-fit criteria, viewing and acquisition outcomes against the same inquiry cohort. Separate incomplete follow-up and duplicate records. Do not count a WhatsApp click or an appointment request as a sale.
Review included acquisition costs and the relevant revenue basis before discussing returns. This guide provides no luxury CPL range, desired minimum lead price, commission assumption or guarantee that one high-value sale makes the whole campaign profitable.
